Staten Island’s Condo Price Per Square Foot – Changes Over Past Decade

We asked Property Shark:  Were there any narrower breakdowns, such as by neighborhood?

Is this part of any trends nationwide for condos, or does it match price increases in other types of housing, such as single family homes?
A:You can find the neighborhood-level condo breakdowns in the article, and I’ve also included them in the below chart alongside the additional house data.
On your second question, we don’t have sufficiently representative national data to say whether this pattern holds nationwide. However, our analyst took a closer look at Staten Island houses, including single- and two-family homes, and found a similar pattern: homes under 1,000 square feet have the highest median price per square foot at $531.
Note: Since houses are generally larger than condos, we adjusted the size brackets accordingly.

From the article:
Moving on to Queens and Staten Island, the condo price and size relationship follows an inverted path, placing the pricing premium on smaller layouts versus larger sizes. As such, condo prices for units under 500 square feet sold at a median $1,075 per square foot, more than three times the rate of units over 2,500 square feet.
Staten Island follows the same trend, although at a more muted rate, accounting for its limited condo stock that generated just over 5,000 sales since 2015. So, while the handful of large Staten Island condos sold for a median $203 per square foot, units under 500 square feet sold for more than double. That price and size relationship held steady within the mid-range sizes too, which accounted for the majority of the borough’s sales.
The most recent PropertyShark analysis looked at how condo size and price per square foot diverged across NYC’s five boroughs over the past decade.
In Staten Island, smaller condos carried the pricing premium throughout the past decade, similarly to Queens, with units under 500 square feet priced at $416 per square foot, while condos between 2,000 and 2,500 square feet sold for $244.
Staten Island buyers also chose condos 48 square feet smaller than the median size of all condos in the borough. The price per square foot for Staten Island condos rose across all sizes over the past decade, lifting the borough’s median price per square foot 42% to $419.

The latest PropertyShark analysis looked at more than a decade of NYC condo sales to investigate the relationship between condo size and price per square foot, revealing a market split between Manhattan and the rest of the city. In Staten Island, as in Queens, smaller condos carried the pricing premium, the opposite of Manhattan’s size-price relationship.
For Staten Island, that meant $416 for units under 500 square feet and $244 for condos between 2,000 and 2,500 square feet. In a borough that recorded only about 5,100 condo sales since 2015, price per square foot grew across every size range, pushing the Staten Island condos’ median price per square foot up 42% to $419.
Here are some other highlights:
  • The median size of Staten Island condos sold over the past decade was 999 square feet, 48 square feet smaller than the borough’s median condo size
  • Staten Island’s widest size gap between sold condos and neighborhood stock was in New Dorp, with sold condos 340 square feet larger
  • NYC condos under 500 square feet fetched $1,230 per square foot, while the largest traded for nearly double at $2,328 per square foot
  • Citywide, the median size of sold condos was 971 square feet, 50 square feet larger than the median size of NYC’s condo stock
